What Is a PCA-Style Report?
A Property Condition Assessment (PCA) is the standard inspection format used in commercial real estate transactions. Instead of checking systems the way a home inspector would, a PCA follows a structured method:
Research & Document Review: permits, past reports, maintenance records, and other available documents are examined to build context for the property’s condition.
Walk-Through Survey: a detailed visual assessment of all accessible building systems, site features, and major components, following the ComSOP’s required procedures.
Cost-to-Remedy Estimates: immediate and short-term cost considerations for items likely to need repair or replacement. (Allowed as a courtesy — not required by ComSOP.)
